RF 433MHz limit distance

Hi everyone,
I am newbie.
I am designing a RF PCB using TI chip (called CC1101) for transmission data.
I seen that this chip can be communicate about 200m, so my PCB just transmit about 50m.
Could anyone who have experiences for RF design help me this problem.
What does cause affect for RF transmission distance:
- Located antenna?
- Power transmit?
- Inside Configure?

hi,
please refer to below link for friis equation. i cant type equation here. gain of tx & rx antenna, Tx power, rx sensitivity, distance and wavelength affects RF transmission distance.

take note that friis equation will give you theoretical estimate of the distance under ideal condition. you surely wont get this distance for your product since in real life, alot of objects will be between transmitter and receiver. this will be a reference only.
